Roofing for Toronto's Older Houses and Tight Lots

James Roofing repairs and replaces shingle and flat roofs across Toronto, from the older streets near downtown to Etobicoke, North York and Scarborough. We also handle eavestrough, attic ventilation and commercial roofs. Call (289) 683-9727 or send us a request for a free estimate, and we will inspect the roof and walk you through what it needs.

Much of Toronto’s older housing is Victorian and Edwardian, and a lot of it is semi-detached or row housing. That changes the job. On a semi, your roof ties into your neighbour’s along the party wall, so the joint has to be cut in and flashed properly or water finds its way between the two houses. Bay-and-gable fronts have steep gables and small valleys that collect debris. Many of these homes also have a flat or low-slope rear addition over the kitchen, and that is where a lot of Toronto leaks start.

Flat roofs on rear additions and third-floor extensions need a real membrane, not another coat of tar. We install modified bitumen and TPO with proper slope to the drain or scupper, and we pay close attention to where the flat section meets the brick wall, since failed counter-flashing there is a common source of water inside. Narrow lots and laneway access mean we plan the bin, the ladders and protection for your neighbour’s property before the first shingle comes off. Gardens, skylights and air conditioners below the work area get covered, and the magnet sweep happens before we leave.

Local Conditions

Common Roof Problems in Toronto Homes

  1. Shared Semi Rooflines

When one half of a semi is re-roofed, the seam at the party wall is the weak point. We tie the new roof into the neighbour's side cleanly and flash it so neither house takes on water.

  2. Flat Roof Additions

Rear kitchens and back additions often sit under a low-slope roof with ponding water and cracked old membrane. We tear it off, correct the slope where we can and install a modified bitumen or TPO system.

  3. Mature Tree Canopy

Toronto's big street trees drop leaves, seeds and twigs into valleys and eavestrough every fall. Clogged troughs overflow and freeze. Gutter guards and regular cleaning keep water moving off the roof.

I am beyond happy with the work that James Roofing did at my rental property. I had water damage from an incompatible roofing system that was put on by the previous company. From the beginning of my project, James was happy to answer any questions I had about proposed solutions and always made sure I understood all options available. The job was done when he said it would be, and on time. The crew was very polite with my tenants and cleaned up 100% after their work was done. I will be calling James Roofing again when my main roof needs replaced.

Honestly great experience from start to finish. I got the run around from a few other roofers before finding James Roofing. He was prompt in returning my phone calls, worked me in a few days earlier than originally planned and fixed the leak in my roof immediately and for a fair price. Would highly recommend to anybody looking for good, honest work

Questions

Roofing in Toronto: common questions

Still unsure about something? Call us and talk to someone who actually works on roofs.

(289) 683-9727

Do I need a permit to re-roof in Toronto?

Most residential re-roofs with similar materials do not need a building permit, but structural changes, new roof framing or some flat roof conversions may. If a disposal bin has to sit on the street instead of your driveway, the City may also require a permit for that. We will confirm the requirements with the City before we start.

Can you re-roof just my half of a semi-detached house?

Yes. We re-roof your side and tie it into the neighbour's roof at the party wall with proper flashing. It helps to give your neighbour a heads-up, since we may need brief access to the edge of their roof to finish the joint.

My flat roof addition leaks. Repair or replace?

It depends on the age of the membrane and how much water has reached the deck. Small splits and failed flashing can often be repaired. If the membrane is blistered across the whole roof or the decking is soft, replacement is the better spend. We will tell you which after we inspect it.

Do you serve Etobicoke, North York and Scarborough?

Yes. We serve all of Toronto, including the former municipalities of Etobicoke, North York, York, East York and Scarborough as well as the downtown neighbourhoods. Call (289) 683-9727 for a free estimate.
