Roof Leak Repair

Roof Repair That Finds the Leak, Not Just the Stain

Water rarely gets in where the ceiling stain shows up. We trace leaks, wind damage and failed flashing back to the source and repair it so it stays dry.

Repairs for homes and businesses across Southern Ontario

James Roofing handles roof repair for houses and commercial buildings across Hamilton, Toronto, Niagara, Halton and Peel. Leaks, blown-off shingles, cracked vent boots, flashing failures and storm damage make up most of the work. Call (289) 683-9727 or send a request for a free estimate, and we’ll get up on the roof, find the problem and tell you what it takes to fix it.

A good repair starts with finding where the water actually gets in. It travels along rafters and across the top of the deck before it drips, so a stain in the upstairs hallway can come from a chimney two metres away. We check the roof surface, the flashing and the attic side together, then fix the cause instead of covering the symptom with sealant. That’s why we always ask when the leak shows up: during wind-driven rain, after heavy snow or only in a spring thaw.

Ontario weather finds every weak spot. Wind off Lake Ontario lifts shingle tabs that never sealed. Freeze-thaw cycles open cracks in old caulking and rubber vent collars. Ice dams push meltwater up under the shingles at the eaves. We repair with matching materials where we can, and if the roof is near the end of its life, we tell you plainly. A repair done right should be the last time you think about that spot.

Why James Roofing

Why our repairs hold up

  • We trace the source

We check the roof, the flashing and the attic together so the fix lands where the water is actually getting in.

  • Metal, not roofing tar

Failed flashing gets replaced or reset, not buried under roofing cement that cracks after one winter.

  • Closest available shingle match

We look for the nearest match in colour and profile so the repair blends with the rest of the roof.

  • Honest repair advice

If patching would be throwing money away, we'll say so and show you the photos to back it up.

I am beyond happy with the work that James Roofing did at my rental property. I had water damage from an incompatible roofing system that was put on by the previous company. From the beginning of my project, James was happy to answer any questions I had about proposed solutions and always made sure I understood all options available. The job was done when he said it would be, and on time. The crew was very polite with my tenants and cleaned up 100% after their work was done. I will be calling James Roofing again when my main roof needs replaced.

Honestly great experience from start to finish. I got the run around from a few other roofers before finding James Roofing. He was prompt in returning my phone calls, worked me in a few days earlier than originally planned and fixed the leak in my roof immediately and for a fair price. Would highly recommend to anybody looking for good, honest work

How It Works

From first call to a dry ceiling

  1. Tell us the pattern

Let us know where the leak shows up and when, such as only in wind-driven rain or only during spring melt.

  2. Roof and attic check

We inspect the roof surface, the flashing and the underside of the deck to find the entry point.

  3. Written repair quote

You get a clear scope and photos of the problem before any work starts.

  4. Repair and cleanup

We make the repair with proper materials, clean up and send you photos of the finished work.

The repairs we make most often

Flashing failures

Most leaks we chase come from flashing, not shingles. Step flashing along a dormer wall, counter-flashing on a brick chimney and the metal around skylights all move with temperature swings. Over time nails back out, sealant dries and water slips behind. We remove the failed section, install new metal lapped the right way and use sealant only where it belongs. Chimney counter-flashing gets cut into the mortar joint, not glued to the face of the brick.

Wind and storm damage

Strong gusts catch shingle tabs that never bonded, usually on the windward slope or along the ridge and rakes. Once a few tabs go, the next storm peels more. We replace the missing shingles, hand-seal the tabs around them and check the ridge cap. For an insurance claim, we photograph the damage before and after.

Vent boots and penetrations

The rubber collar around a plumbing vent eventually cracks from sun and cold, and water runs straight down the pipe. It’s a small, common repair that saves a lot of drywall. We also reseal or replace exhaust vents, old satellite mounts and anything else that pokes through the roof. We check every boot while we’re up there, since they tend to fail around the same time.

Ice dam leaks

When heat from the house melts snow on the roof, the water runs down and refreezes at the cold eave, building a ridge of ice. Water backs up behind it and works under the shingles. We repair the damage, add ice-and-water shield where the eaves lack it, and look at insulation and ventilation so it stops happening. Roof rakes and salt pucks only buy time.

Questions

Roof Repair FAQs

Still unsure about something? Call us and talk to someone who actually works on roofs.

(289) 683-9727

Can you repair a roof in winter?

Yes. Many repairs can be done in cold weather, and some leaks can't wait for spring. We make a permanent repair when conditions allow and a proper temporary one when they don't, and we tell you which is which.

Is it worth repairing an older roof?

If the rest of the roof has good life left, a targeted repair is usually the smart move. If the shingles are brittle and worn everywhere, repeated repairs add up fast. We'll give you an honest assessment with photos.

Will the new shingles match my roof?

We source the closest match available in colour and style. Older or discontinued shingles may not match exactly, and weathering shifts colour over time, so we'll show you options before we start.

Can you help with an insurance claim for storm damage?

We document the damage with photos and a written description of what we found and what the repair involves. Your insurer makes the coverage decision, but clear documentation makes the claim easier to process.

Why does my roof only leak in certain weather?

Leaks that appear only in wind-driven rain often point to flashing or lifted shingles on one side of the house. Leaks that appear only during a thaw usually mean ice dams. Telling us when it happens helps us find the source faster.
