Roofing That Stands Up to Burlington's Lake Wind
James Roofing serves Burlington from the lakeshore up to the escarpment. We replace and repair asphalt shingle roofs, fix flat roofs, install eavestrough and gutter guards, and improve attic insulation and ventilation. Call (289) 683-9727 or request a free estimate, and we will inspect the roof and give you a clear plan.
A large share of Burlington’s housing went up between the 1960s and the 1990s. Neighbourhoods like Brant Hills, Mountainside, Palmer and Headon Forest are full of split-levels, backsplits and two-storey homes, and many are now due for their second or third roof. On these houses it is common to find original roof vents that are undersized for the attic, bathroom fans that dump moist air into the attic instead of outside, and waferboard decking that has softened at the eaves. A proper replacement fixes those issues, not just the shingles.
Closer to the water, in Shoreacres, Roseland and along Lakeshore Road, wind off Lake Ontario is the main enemy. Strong gusts lift shingle edges, break the seal strips and pull off ridge caps. We use high-wind nailing patterns, sealed starter strips at the eaves and rakes, and well-fastened ridge vent so the roof stays put through spring and fall storms. North of the QEW, homes in Millcroft and The Orchard are reaching the age where builder-grade shingles start to curl and shed granules. Catching that early usually means a planned replacement instead of an emergency one.
Local Conditions
Roofing Challenges Specific to Burlington
-
Wind Off the Lake
South Burlington takes the brunt of storms rolling across Lake Ontario. Missing tabs and lifted ridge caps after a windy night are common. We repair them and reinstall with wind-rated fastening details.
-
Aging Subdivision Roofs
Homes from the 1970s and 1980s are often on worn second roofs with weak attic ventilation. We correct intake and exhaust venting as part of the replacement, which helps the new shingles last.
-
Heavy Summer Downpours
Burlington has seen serious flash flooding, including the August 2014 storm. Undersized or clogged eavestrough sends water against foundations, so we size troughs and downspouts to carry it away from the house.

I am beyond happy with the work that James Roofing did at my rental property. I had water damage from an incompatible roofing system that was put on by the previous company. From the beginning of my project, James was happy to answer any questions I had about proposed solutions and always made sure I understood all options available. The job was done when he said it would be, and on time. The crew was very polite with my tenants and cleaned up 100% after their work was done. I will be calling James Roofing again when my main roof needs replaced.

Honestly great experience from start to finish. I got the run around from a few other roofers before finding James Roofing. He was prompt in returning my phone calls, worked me in a few days earlier than originally planned and fixed the leak in my roof immediately and for a fair price. Would highly recommend to anybody looking for good, honest work

Questions
Roofing in Burlington: common questions
Still unsure about something? Call us and talk to someone who actually works on roofs.
(289) 683-9727Do I need a building permit for a new roof in Burlington?
Most residential re-roofs do not need a building permit when the structure is not changing. If rafters, trusses or the roof shape are being altered, a permit may be required. We will confirm with the City of Burlington before we start.
Shingles blew off in a wind storm. Can you do a spot repair?
Usually, yes. If the surrounding shingles are still flexible and sealing, we replace the missing ones and reseal the area. If the roof is older and the tabs are brittle, a patch may not hold through the next storm, and we will tell you so.
Is my 1980s Burlington home due for a new roof?
If the roof is original or has not been replaced in 20 years or more, it is worth an inspection. Signs include curling or cupped shingles, granules in the eavestrough, bare patches and water stains on the attic sheathing. The inspection and estimate are free.
Do you offer snow removal in Burlington?
Yes. We clear snow from residential driveways and commercial lots through the winter. Call (289) 683-9727 to talk about winter service or to book a free roofing estimate.
