Hamilton Roofing Built for Both Sides of the Escarpment

James Roofing repairs and replaces roofs across Hamilton for homeowners and businesses on both sides of the escarpment. We handle asphalt shingle replacements, leak repairs, flat roofs, eavestrough and attic ventilation. Call (289) 683-9727 or request a free estimate online, and we will get up on the roof and show you what we find.

The lower city is full of century homes. In Durand, Kirkendall and Westdale, a tear-off often turns up two or three layers of old shingles over plank decking, chimneys with tired flashing and steep dormers that have been patched more than once. Those roofs need to come off down to the boards, with new decking where the old planks have rotted, ice-and-water shield along the eaves and in the valleys, and proper flashing at every chimney and wall. Skipping steps on a 100-year-old house is how leaks come back the next spring.

Up on the Mountain the housing changes. Much of it is postwar bungalows, backsplits and two-storey homes built from the 1950s through the 1980s, and many are on their second or third set of shingles. Homes near the brow take the wind hard, and low-pitched bungalow roofs are prone to ice dams when attic insulation and venting fall short. We look at the attic on every job, because a roof only lasts as long as the ventilation under it allows. If the attic needs more insulation or new baffles, we will tell you and price it separately.

Local Conditions

What Hamilton Weather and Housing Do to a Roof

  1. Layered Century Roofs

Older lower city homes often hide several layers of shingles. The extra weight strains rafters and hides rot, so we strip to the deck and replace damaged boards before anything new goes on.

  2. Wind Along the Brow

Homes near the edge of the Mountain catch strong gusts that lift shingle tabs and peel off ridge caps. We fasten to the manufacturer's high-wind nailing pattern and seal the starter course at the edges.

  3. Freeze-Thaw and Ice Dams

Hamilton swings above and below freezing many times each winter. Snow melts over a warm attic, refreezes at the eaves and backs water under the shingles. Ice-and-water shield, better insulation and balanced venting stop it.

I am beyond happy with the work that James Roofing did at my rental property. I had water damage from an incompatible roofing system that was put on by the previous company. From the beginning of my project, James was happy to answer any questions I had about proposed solutions and always made sure I understood all options available. The job was done when he said it would be, and on time. The crew was very polite with my tenants and cleaned up 100% after their work was done. I will be calling James Roofing again when my main roof needs replaced.

Honestly great experience from start to finish. I got the run around from a few other roofers before finding James Roofing. He was prompt in returning my phone calls, worked me in a few days earlier than originally planned and fixed the leak in my roof immediately and for a fair price. Would highly recommend to anybody looking for good, honest work

(289) 683-9727

Do I need a building permit to replace my roof in Hamilton?

Most residential re-roofs that swap shingles for shingles do not need a building permit. Structural work, such as replacing rafters or changing the shape of the roof, may. We will confirm with the City of Hamilton before work starts on your home.

Can you re-roof a century home in Durand or Kirkendall?

Yes. We plan for what these houses usually hide: multiple shingle layers, plank decking, soft spots and old chimney flashing. Before we start, we tell you what we expect to find and what could change once the old roof is off, so there are no surprises on the estimate.

My house is a designated heritage property. Does that change anything?

It can. Some Hamilton properties are designated under the Ontario Heritage Act, and changing roofing materials or visible details on those homes may need heritage approval from the City. If your home is designated, we will check the requirements before quoting a material change.

Do you handle flat roofs and commercial buildings in Hamilton?

Yes. We install and repair modified bitumen, TPO and EPDM on flat and low-slope roofs, from rear additions on houses to commercial and industrial buildings. Call (289) 683-9727 to book a free estimate.
