Roofing for buildings that can't afford downtime

James Roofing provides commercial roofing for retail plazas, office buildings, industrial units, condominiums and multi-unit residential properties across Hamilton, Toronto, Niagara, Halton and Peel. We install, repair and maintain low-slope systems including TPO, EPDM and modified bitumen. Call (289) 683-9727 or request a free estimate and we’ll arrange a site visit and roof assessment. We can take over the care of an existing roof or start fresh with a new installation or replacement.

Commercial roofs fail differently than houses. Other trades service rooftop units and leave panels and screws behind. Drains clog with leaves blowing in from neighbouring lots. Seams around curbs and parapets take years of expansion and contraction on big, unshaded surfaces. And a small leak over a unit can mean wet inventory, stained ceiling tiles and a tenant on the phone within hours.

We plan the work around how your building runs. Before we start, we talk through access, parking, hoist placement, tenant notices and noise. While the job is underway, the property manager gets updates with photos. We’re licensed and insured, and we treat the roof as a building asset with a budget and a plan behind it, not a string of emergencies. If you manage several properties, we keep a simple record of each roof’s condition so nobody starts from scratch every spring.

I am beyond happy with the work that James Roofing did at my rental property. I had water damage from an incompatible roofing system that was put on by the previous company. From the beginning of my project, James was happy to answer any questions I had about proposed solutions and always made sure I understood all options available. The job was done when he said it would be, and on time. The crew was very polite with my tenants and cleaned up 100% after their work was done. I will be calling James Roofing again when my main roof needs replaced.

Honestly great experience from start to finish. I got the run around from a few other roofers before finding James Roofing. He was prompt in returning my phone calls, worked me in a few days earlier than originally planned and fixed the leak in my roof immediately and for a fair price. Would highly recommend to anybody looking for good, honest work

How It Works

How we take on a commercial roof

  1. Site assessment

We walk the roof, check drains, seams, flashing and equipment curbs, and review any leak history you have.

  2. Scope and proposal

You get a written proposal with recommended repairs or replacement, phasing options and photos.

  3. Planned installation

We schedule the work, set up safety and access, and leave the building weathertight at the end of each day.

  4. Ongoing care

After the job, a maintenance program keeps the drains clear and catches wear early.

Keeping a commercial roof on budget

Why maintenance pays

A large flat roof rarely fails all at once. It wears at the seams, the flashings and the drains first. Checking the roof in spring and fall, clearing debris and handling small repairs as they come up is the cheapest way to get the full life out of a membrane. It also builds a paper trail that helps with insurance and capital planning. Most commercial leaks we’re called to start at a clogged drain or disturbed flashing near rooftop equipment, both easy to catch on a routine visit.

Repair or replace

Not every tired roof needs a full tear-off. If the membrane is ageing but the insulation underneath is dry, targeted repairs can buy years. If large areas are wet, replacement is usually the only lasting fix. We lay out the options and the trade-offs so you can make the call that fits the building and the budget. A replacement can also be phased over two or more budget years, starting with the worst sections.

Buildings we work on

Retail plazas with long runs of storefront parapet. Office buildings with rooftop mechanical. Industrial units with wide open roofs and internal drains. Low-rise apartments and townhouse complexes where residents are home all day. Each has its own access, safety and scheduling needs, and we plan for them up front.

Safety on occupied sites

We set up fall protection, control where materials are staged and keep walkways clear for the public. Any torch work is planned and watched, and we follow your building’s own rules for contractors. Other trades with rooftop equipment are kept in the loop on our schedule.

Questions

Commercial Roofing FAQs

Still unsure about something? Call us and talk to someone who actually works on roofs.

(289) 683-9727

Do you offer roof maintenance programs?

Yes. We set up scheduled inspections, typically in spring and fall, along with drain clearing and minor repairs. After each visit you get a photo report with anything that needs attention ranked by priority.

Can you work while the building is occupied?

Yes, most commercial roofing happens on occupied buildings. We plan staging, noise and access with you, keep entrances clear and close the roof up at the end of each workday.

What roof systems do you install on commercial buildings?

We install TPO, EPDM and modified bitumen on low-slope roofs, and we also work on sloped shingle roofs on commercial and multi-unit properties. The right system depends on the building, how it's used and how it drains.

What should we do if a leak shows up?

Call us with the location and when it started. We'll get someone out as soon as we can to find the source and make the area watertight, then quote the permanent repair.

Can you provide documentation for our board or insurer?

Yes. We provide written findings and photos for inspections, repairs and replacements. That makes it easier to report to owners, condo boards or insurance adjusters.
